Humboldt Park project lands big chemistry design company deal

On January 20, 2023, Chicago Business reported that advanced materials startup Numat Technologies signed a lease for approximately 62,000 sq ft at The Terminal—a redeveloped cluster of Humboldt Park warehouses at 1334 N. Kostner Ave. The move marked Numat’s relocation from Skokie’s Illinois Science & Technology Park and made it the largest tenant in the $50 million project led by IBT Group in partnership with Morningstar founder Joe Mansueto.

The Terminal development, aimed at bringing science‐focused tenants to Chicago’s West Side, had already attracted quantum computing firm EeroQ and welcomed Numat's expanded headquarters, which included plans for dedicated research, office and manufacturing space. The deal underscored Numat’s growth trajectory and IBT’s push to anchor innovation hubs outside Chicago’s core clusters like Fulton Market.
